A NEW CALIFORNIA COMMUNITY
Emerson Ranch Oakley is an approved master planned community in Northern California, just 60 miles southwest of Sacramento and 50 miles northeast of San Francisco. The land plan for the Emerson Property project includes a variety of residential development and commercial uses. The neighborhoods will be woven together into a comprehensive community through the use of traffic and pedestrian circulation, a centrally located park surrounding a pond, coordinated landscape treatments and complementary architectural styles. In addition, the roadway and trail network will connect to existing and planned development surrounding the Emerson property.
The development will include up to 578 residential units with the Emerson property segmented into five neighborhoods with varying lot sizes. The housing will primarily consist of Single Family Residential dwelling units.

The project also includes an approximately 24-acres neighborhood shopping center located at the southeast corner of the project site adjacent to Cypress Road and Sellers Avenue. Up to 280 market-rate apartments may be located within approximately 11 acres of the commercial portion of the project, subject to market demand. The site will have signalized access to Cypress Road, accommodating a neighborhood center of approximately 278,000 square feet. Preliminary uses anticipated at the site include a major grocery store as anchor tenant, additional space for a variety of neighborhood and community serving retail or store front office uses and smaller pads located near Cypress Road for restaurants, banks or similar uses. The center will be designed to complement the architectural character of the neighborhood and provide appropriate landscaping and buffers.
